We’re curious about your past property search experiences, your investment objectives and what you want to avoid, any special requirements – this is your personalised wish list so let’s tailor it to complement your lifestyle.

    We get it—your time is precious, as is ours. That’s why we only team up with clients when we’re confident we can help find the right property, and who are ready to purchase.

    Once we have a mutual understanding of what success looks like, we’ll map out the best approach. In consultation, we will refine your buyer’s brief and make sure you’re comfortable with the related fees, these vary depending on the services provided, and each client’s fees are tailored to their individual brief.

    When ready, we’ll formalise the decision to move forward based on a transparent scope of work and pricing tailored to your custom brief. This will all be documented in an “Appointment of a Property Agent” (PO Form 6) for us to sign, in accordance with the Real Estate Institute of QLD and Office of Fair Trading. This is a legal requirement that sets out exactly what services will be provided, the type of property, the period of engagement, the fees and when they are due. It’s necessary to meet my professional indemnity insurance requirements and protects you under consumer law. We like to do things properly 😊

  • The search begins

    We start searching for properties based on your personalised brief and our knowledge of the property market. We search for everything that is in the public domain and leverage our contacts to access those that are not yet listed. This is known as “off market” and plays an increasing role in property transactions. By doing this we will save you the time, frustration and disappointment of identifying properties that are in fact already under offer or under contract.

    Together we’ll narrow down the shortlist to a handful of suitable properties, then I’ll undertake a detailed analysis of the property value to establish the correct price range while also uncovering all the necessary due diligence to ensure there are no surprises in store.

    We’re here to put you in the frontrunner position, to get you the best possible deal, often in a very competitive market. We will work with you and the sellers’ agents, to strategically negotiate, obtaining you the very best conditions to suit your individual needs.
